Remortgages

Remortgaging might not come with removal vans and packing boxes, but it's still an important financial step. Whether you're switching lenders for a better rate, releasing equity, or restructuring your finances, the legal process still needs to be handled carefully. My role is to ensure everything is completed accurately, efficiently and with as little disruption to you as possible.

When acting on your remortgage, I will:

  • Review your new mortgage offer
  • Liaise with your existing lender to obtain a redemption figure
  • Carry out any searches or checks required by your new lender
  • Deal with the legal documentation
  • Repay your existing mortgage on completion
  • Register the new lender's charge at HM Land Registry

Transfer of Equity

A transfer of equity involves changing the legal ownership of a property, whether that means adding someone to the title, removing someone, or changing how the property is owned. This often happens during significant life events, such as relationship changes, marriage, separation, tax planning or gifting part of a property to a family member. While the circumstances can vary, the legal process needs to be handled carefully to ensure everyone's position is properly protected.

When acting on a transfer of equity, I will:

  • Review the current title and ownership structure
  • Liaise with your mortgage lender (if the property is mortgaged)
  • Prepare the necessary legal documentation
  • Advise on the form of co-ownership (where applicable)
  • Complete the transfer and register the changes at HM Land Registry

Shared Ownership

Shared ownership can be a fantastic way to step onto the property ladder, but it does come with its own legal structure and requirements. Whether you're buying a shared ownership property for the first time, it's important that the process is handled carefully. My role is to guide you through the legal aspects clearly, so you understand exactly what you're signing and how the arrangement works.

When acting on a shared ownership purchase, I will:

  • Review the lease and shared ownership documentation
  • Liaise with the housing association
  • Carry out the necessary searches and enquiries

What is your current turnaround time?
My current turnaround time for a straight forward file is around 8-10 weeks, but this can vary based on multiple factors.
How much does conveyancing cost?
My rates start at £750 & VAT, Conveyancing costs can vary depending on the type of transaction, the property value and whether there are any specific complexities involved. As a guide, legal fees are typically made up of two parts: 1. Legal fees This is the fixed fee for the work I carry out on your behalf — handling the legal process from instruction through to completion. 2. Disbursements These are third-party costs paid as part of the transaction, such as searches, Land Registry fees and (where applicable) Stamp Duty Land Tax. My quotes are transparent and clearly set out what’s included so you can budget with confidence. If anything arises during the transaction that requires additional legal work — for example, an unexpected title issue — I will always discuss this with you first and confirm any additional costs before proceeding. Every transaction is different, so the best way to get an accurate figure is to request a personalised quote. I’m always happy to provide a detailed breakdown and talk you through it with no obligation.
Whats the difference between a conveyancer and a solicitor.
A conveyancer is a property professional who deals specifically with the legal side of buying and selling homes. Conveyancers handle contracts, searches, enquiries, mortgage lender requirements, exchange of contracts and completion, guiding your transaction from start to finish. A solicitor is a fully qualified lawyer who can practise in many different areas of law, such as family law, litigation, employment law or wills and probate, as well as property. In practical terms, for a straightforward residential sale or purchase, both can carry out the legal work required. The key difference often comes down to focus and service. As a conveyancer, my work is centred entirely around property transactions.
What searches are needed when buying a property?
There are three main searches that we always recommend during a property purchase, these are the Local Search, the Drainage Search and The Environmental Search, if you are buying with a mortgage these are mandatory for the lender, if you are buying cash they are not but definitely recommended as they provide a lot of useful information. Other searches are also recommended but these are generally based on the area you are buying in.
Can you help first time buyers?
Yes! I love working with first-time buyers. Buying your first home can feel overwhelming. There are new terms, unfamiliar paperwork, mortgage requirements, surveys, searches and what can seem like endless questions. It’s completely normal to feel unsure. My role isn’t just to deal with the legal work, it’s to guide you through the process step by step so you understand what’s happening and why. I’ll: • Explain each stage in plain English • Keep you updated so you’re never left wondering • Liaise with your estate agent and mortgage broker • Flag any issues clearly and advise you on your options • Make sure you feel confident before you exchange contracts There’s no such thing as a silly question, especially when it’s your first purchase. I keep my caseload low so I can give first-time buyers the time and reassurance they need.
What Happens on completion day?
Completion day is the day you officially move home — it’s when the money is transferred and ownership legally changes hands. Here’s what typically happens: 1. Funds are sent On the morning of completion, I send the purchase money to the seller’s solicitor (or receive it if you’re selling). 2. Confirmation is received Once the funds have arrived safely, the seller’s solicitor confirms completion. 3. Keys are released The estate agent is then authorised to release the keys, and you can move in. If you’re selling, you’ll need to vacate the property before completion takes place, and once we receive confirmation, the sale proceeds are transferred to you (after any mortgage has been redeemed). Completion usually happens sometime between late morning and early afternoon, depending on when funds are received, particularly if there’s a chain involved. I’ll keep you updated throughout the day so you’re never left wondering what’s happening. It can feel like a long morning, but I’ll make sure everything runs as smoothly as possible.
Do you offer fixed fee conveyancing or "no sale/no fee"?
I offer fixed-fee conveyancing, so you’ll know from the outset what my legal fees will be. My quotes are transparent and clearly set out what is included. Occasionally, during the course of a transaction, something unexpected can arise — for example, a title issue or additional legal work that wasn’t apparent at the beginning. If that happens, I will always discuss it with you first, explain why it’s necessary, and confirm any additional costs before proceeding. There are no hidden surprises. I don’t operate a “no sale, no fee” model. As an independent conveyancer, I invest significant time and work into every file from day one. If a transaction doesn’t proceed, a large proportion of that work has still been carried out. Because I keep my caseload intentionally low to provide a personal and attentive service, operating on a “no sale, no fee” basis wouldn’t be sustainable without increasing fees elsewhere. That said, I will always approach matters fairly and reasonably, and if a transaction falls through, I’ll discuss the position with you openly.
